Home services marketing agency for Chicago and Illinois.

Brand, performance marketing, and production for roofing, flooring, HVAC, electrical, and contracting businesses.

TERAMOK is a trades marketing partner for companies that need repeatable demand and stronger market positioning. We combine brand, in-house production, paid media, and search so contractors and specialty trades build an owned pipeline instead of relying on resold leads. Trade leaders often branch to Chicago contractor marketing, Chicago performance marketing, published pricing, and case studies.

Marketing for the trades: the questions buyers ask us first.

What is this service?

Marketing for the trades

Who is it for?

Roofing, flooring, HVAC, electrical, contracting

What is included?

Brand, Google Ads, LSA, Meta, video production

What does it cost?

Scoped monthly fee plus ad spend, stated separately; brand from $25,000, video from $15,000

Is there a guarantee?

30 qualified leads in 90 days on the Chicago performance program, or no fee

Who stands behind it?

Kirill Samarits, founder and CEO, and Yiannis Deves, partner and COO, with one in-house team. Reviewed 23 September 2026.

Five questions to ask before hiring a trades marketing partner.

01

Who owns the leads?

On shared platforms the same homeowner is sold to three or four competitors and disappears when you stop paying. Demand exclusive leads and ownership of the campaigns, creative, and data.

02

Who shoots the creative?

Stock photos make every contractor look identical. Demand creative filmed on your own crews and jobs; ours is shot in-house on owned RED, ARRI, and drone equipment.

03

What gets reported?

Clicks and impressions are not a trade metric. Demand reporting in booked jobs and cost per qualified lead, weekly.

04

What does it cost, in writing?

A scoped monthly management fee agreed before contract, with ad spend paid to the platforms directly and stated separately. If pricing only appears after a sales call, walk.

05

What happens if it does not work?

Ask for terms with teeth. Our Chicago program carries a 30-qualified-leads-in-90-days guarantee, or the fee is not owed.

Planning something like this? A 30-minute call maps your project to published prices, with no obligation.

Built for each trade, not a single template.

The system is the same. The season, the search behaviour, and the creative are not.

01

Roofing

Storm-responsive budget, drone and tear-off footage, exclusive calls instead of shared leads.

02

Flooring

Showroom and installer campaigns split apart, install timelapse and material detail as the creative engine.

03

HVAC

Season-aware campaign architecture, plus the maintenance-plan revenue most competitors ignore.

04

Contracting and remodeling

Project films and bid material that win the work before the interview starts.

How to choose a home services marketing agency

Use the same brief and evidence checklist for every agency you interview. TERAMOK sells these services and wrote this guide; it is our selection framework, not an independent agency ranking.

Start with your trade and service area

Give each agency the same brief: services, ZIP codes, crew capacity, job types and seasonality. Ask how its plan changes for an HVAC replacement, a roofing estimate or a remodeling project. Look for a service-area plan your dispatch team can fulfil.

Ask for comparable evidence

Request a dated example in your trade, with campaign scope, media spend, accepted enquiries and booked estimates or jobs. Ask who defined and checked lead quality. Construction photography and developer sales can demonstrate other capabilities; ask what they establish for your business.

Compare the full cost

Have each provider separate setup, website, creative production, monthly management, advertising, tracking tools and any other charges. Compare the same period and scope. Ask what happens to charges when media pauses and what any stated cost per lead includes.

Inspect ownership and access

Ask who controls the domain, website, advertising accounts, analytics, phone tracking and creative files. Get access, licence, hosting, transfer and exit terms in writing for the selected package. Check what continues working and what needs replacing when the engagement ends.

Agree what a qualified lead means

Write inclusion and exclusion rules for service area, requested work, duplicates, spam, missed calls and existing customers. Ask whether leads are shared. Any guarantee should state eligibility, required spend, the measurement window and the actual remedy in the signed agreement.

Follow one enquiry through the system

Ask the agency to show how a phone or form enquiry reaches your team, receives an owner and becomes an appointment, estimate and job record. Check source attribution and duplicate handling. Agree your team’s response responsibility and a review process for disputed lead quality.

Review the commitment before signing

Compare the term, cancellation notice, milestones, reporting access and responsibilities alongside the fee. Ask what requires your approval, what is excluded and how changes are priced. Choose against your brief and evidence, rather than a promised ranking or an unexplained lead total.

What makes a home services enquiry worth following up?

Agree a practical definition with the people answering the phone. Quality lead generation should reflect the work you can deliver and the area you can serve.

Service and area fit

Record the requested service and property ZIP code. Separate repair, replacement, maintenance and larger projects. Check the actual service area before calling an enquiry accepted.

Reachability and intent

Confirm usable contact details and what the customer needs. Tag spam, duplicates, job applications and supplier pitches separately. A missed call needs follow-up before its quality can be judged.

Timing and capacity

Ask when the work is needed and whether an assessment or estimate is appropriate. Offer only the response times, appointment slots and emergency coverage your team can fulfil.

A clear reporting rule

Agree inclusion and exclusion rules before launch, including repeat customers and duplicate enquiries. Have your team record acceptance, an owner and the next action. These suggestions do not alter a contracted guarantee or billing definition.

Example: turn an HVAC replacement enquiry into a useful estimate visit

Illustrative workflow, not a TERAMOK client result. The same structure can be adapted to roofing, flooring, plumbing or remodeling.

Answer the customer’s first questions

A replacement page explains service area, the assessment process and what affects a quote. Show a real installation and authorised review. Display genuine hours and a clear contact path; avoid unsupported savings or emergency promises.

Ask enough to route the enquiry

Start with ZIP code, contact details, service needed and urgency. On follow-up, clarify the property and existing system where useful. Assign the enquiry to a team member and offer a feasible assessment slot.

Close the reporting loop

Track contact made, appointment booked, visit attended, estimate issued and job won or lost. Log duplicate calls against the original enquiry and record a lost reason. A booked estimate and a completed job are different outcomes.

Relevant construction work, with the context kept clear

A trade business needs to show how its crews work and what they leave behind. Construction production provides a useful example of that evidence.

YPERIA Properties · Greece

The construction photography used on this page shows rebar and formwork on a YPERIA Properties site in Greece, photographed by TERAMOK. It demonstrates work on real construction sites; it is not a US homeowner lead-generation case.

Apply the format to your own jobs

With customer permission, document the starting condition, crew process, installation details and finished work. Explain the scope and location accurately. Pair that evidence with an authorised review and a relevant service enquiry. We do not present developer reservations or property-brand traffic as results for an HVAC or roofing campaign. Explore production services.

How a trade engagement runs.

01

Brand

Weeks 1–2: positioning, offer, and creative direction.

02

Film

Weeks 2–4: crews and completed work shot in-house.

03

Launch

Weeks 3–6: Google, LSA, and Meta live with tight local targeting.

04

Scale

Week 6 onward: budget follows booked jobs and content expands into organic.

Why I build brands for trades instead of selling them leads

Most trade marketing is a lead broker with a logo. We build the brand, shoot the work, and hand you a pipeline that keeps running when the invoices stop.

What I have seen
For Dimas Solar we produced more than 200 organic pieces and over 1,000 ad creatives. The brand kept earning after the campaigns ended.
What I would do with your trade business
Own your ads, your footage and your reviews. The cost per job falls every quarter you keep building.
What I will not sell you
A lead subscription. It is rent, and the landlord also rents to your competitors.

30 qualified leads in 90 days, or you do not pay our fee.

Same terms as our Chicago performance program. Qualified means a real Chicagoland homeowner or business requesting the work you actually do. Ad spend goes to Google and Meta directly and stays in your control.

TERAMOK is a real estate marketing agency for developers, architecture firms, and construction companies, founded in 2019 and headquartered in Chicago, with a Miami presence and campaigns in New York, Los Angeles, and Nashville. Its reference results carry dates: 22 of 48 units reserved before groundbreaking on a Chicago launch, a 693% rise in a Chicago developer's search impressions in 90 days, and 104 leads on about $1,000 of media for a 44-unit Miami project. Film and photography are produced in-house. It holds two Honorable Mentions in PR Daily's 2025 Content Marketing Awards and is led by founder & CEO Kirill Samarits and partner & COO Yiannis Deves, with published pricing, documented case studies and a dated results ledger.

Common questions from trade businesses.

Roofing, flooring, HVAC, electrical, plumbing, remodeling, and general contracting. If the work is sold to Chicagoland homeowners, property managers, or developers, the system applies.

Management is a scoped monthly fee agreed before contract, separate from ad spend. Brand work starts at $25,000 and video production starts at $15,000. Pricing is published on our site.

Because creative is the biggest lever in trade advertising and almost nobody in this category shoots their own. Owning the camera and the media account in one team is the advantage.

Yes. We serve Chicagoland and Illinois statewide from our Chicago base, and nationally for construction and B2B clients.

Yes. Accounts, creative, landing pages, and data are yours. That is the difference between building a pipeline and renting one.

A useful starting definition is a reachable person requesting a service you provide at a property you serve, with a relevant need and workable timing. Agree how to treat duplicates, spam, recruitment requests, supplier pitches and out-of-area enquiries before reporting. Record whether your team accepted the lead and booked an appointment or estimate. The exact qualification and billing rules must be stated in the signed scope.

State the service, service area, operating hours and how to request an appointment or estimate. Explain the process, what information helps you quote, and any genuine limitations. Use real job photos, authorised reviews and accurate licence or insurance information where relevant. Ask for service type, ZIP code, urgency and contact details; never promise emergency availability your team cannot provide.

Give each enquiry a source, service, service area, contact status and owner. Track accepted leads, booked appointments, estimates issued, jobs won and recorded job value as separate stages. Reconcile phone and form duplicates and have your team record lost reasons. Report advertising spend separately from management, production and website costs; a cost per lead alone does not show total acquisition cost.

Give each agency the same service-area, trade and capacity brief. Compare dated, relevant case evidence; full costs including advertising; account and website ownership; lead-quality definitions; enquiry routing; reporting access; and contract terms. TERAMOK provides these services, so our guide is a disclosed commercial selection framework, not an independent ranking.

Ask for the exact qualified-lead definition, eligible services and locations, treatment of duplicates and missed calls, required spend, measurement period, client responsibilities and contractual remedy. Have these stated in the signed agreement. A lead count alone does not tell you whether enquiries become booked estimates or profitable completed jobs.
