Luxury real estate marketing, produced to cinema standards.
For developers and brokerages selling premium residences and branded residences.
Luxury buyers judge the marketing before they judge the residence. TERAMOK produces the film, the brand, and the digital experience at the standard the architecture was designed to, shot on RED and ARRI by an in-house crew. Most luxury launches combine cinema-grade production, published pricing, and case studies with named outcomes.

Three principles govern every luxury launch.
The marketing is part of the product.
At the seven-figure price point, buyers read the film, the website, and the brochure as evidence of build quality. Production standard is not a cost line; it is positioning.
Scarcity is shown, never shouted.
Limited-residence stories work when the material itself feels rare: restrained campaigns, private galleries, broker-to-broker whispers, not countdown banners.
Discretion converts better than reach.
High-net-worth buyers respond to precision and privacy. Small, exact audiences outperform broad impressions at this price point.
What luxury buyers respond to.
A template website and stock photography read as a discount signal at the seven-figure price point.
Cinema-grade film
Residence films, penthouse reveals, and lifestyle storytelling with senior in-house crew, no outsourcing.
Brand & positioning
Naming, identity, and narrative that position the residence against the comparable set, for buyers and the brokers who whisper to them.
Launch websites
Video-first residence websites with private gallery access, designed for high-intent, low-volume traffic.
Discreet paid media
Precision campaigns reaching high-net-worth buyers and feeder markets without cheapening the brand.
The production standard is the point: it is what luxury buyers notice first.
The luxury marketing field guide.
What sellers of premium residences ask before engaging, answered from the work.
What does cinema-grade actually mean?
Shot on RED and ARRI by our own crew, directed, color-graded, and sound-designed like a short film, because at this price point the film is the first showing. Our film pricing is published: $15,000 to $50,000 depending on scope.
Can a residence be marketed discreetly?
Yes. Private films, unlisted pages for qualified buyers, and campaigns that never name the address are all standard practice. Public proof runs the other way too: we only publish client results with permission, which is why some of our strongest work is summarized rather than shown.
Does print still work for high-value property?
In the right vehicle, paired with digital. For a villa by a named architect we ran in-flight print alongside a scroll-driven 3D property tour page; the print built prestige, the page carried the inquiry.
What is different about branded residences?
Two stories must land at once: the brand's service promise and the residence's investment logic. The audiences overlap but the assets differ, an end-buyer film and an investor narrative, run on separate tracks under one identity.
Which channels reach luxury buyers?
Fewer than vendors claim. Precision paid social, search on the address and neighborhood, brokers armed with assets worth forwarding, and PR where there is a real story. One exceptional film outperforms ten mediocre placements because every channel is only as good as what it carries.
How is success measured at this price point?
Qualified showings and offers, not clicks. Luxury campaigns run on small numbers with high stakes, so we report the pipeline itself: who saw it, who asked, who toured, and at what stage each conversation sits.

“Luxury buyers can tell within seconds whether a film was made by a crew that understands architecture. That judgment lands on the residence itself, so we never let it be the weak link.”
