Real estate private equity marketing agency.

An allocator looks you up before opening the deck. A renter looks up the building before booking a tour. Both searches now return an answer written by a machine. We build the record that answer is written from.

A real estate private equity marketing agency has to serve two audiences that most agencies treat as separate businesses. The firm has to read as credible when an allocator, a broker, or an operating partner checks it, which increasingly means asking an assistant rather than opening a browser tab. The assets have to lease and sell on schedule, because that is where the return actually comes from. TERAMOK runs both from one team, with in-house film and media, and has marketed developers, operators, and building brands since 2019. Sponsors usually pair this with presale marketing, multifamily marketing, and published pricing.

Illustrative card based on our documented 48-unit Chicago presale. Your project's facts replace these.

Asked for new condos in the West Loop under $800K delivering in 2027, the assistant names the project, quotes its price range and delivery date, and cites the project page. That is the whole job.

Representative of assistant answers documented with screenshots in 2026, condensed for length. Answers vary by phrasing, location, and model version. That is why the work is structural, not a one-time trick.

Five people look you up. Only one of them is an investor.

The same public record has to satisfy all five. Here is what each one is actually checking.

One team, the firm and the assets it owns.

Sponsors usually run two agencies, one for the brand and one per property. These are the four layers we run together, and what each one is for.

What the numbers mean

Impressions move first and by a lot, because the site starts being shown for far more questions than it used to be. Clicks follow as pages earn position. That order is the normal shape of an authority program, and it is why the first ninety days are measured in impressions rather than leads. Every after-state figure here is a dashboard in the ledger. Two before-state figures are derived from reported percentages and labeled as such rather than presented as exports.

Our own Google positions for agency queries in our categories, Search Console export, August 2026. We sell search work from a domain that ranks for it.

One brand, placed at every level buyers search.

Assistants answer city questions, state questions, and national questions from different corroboration. We build the brand at all three, and we did it for ourselves first.

  1. City

    Chicago headquarters. Miami presence.

Sponsors are judged market by market. Documented locally: 22 of 48 units pre-reserved on a West Loop project, and a Chicago development company's impressions up 693 percent in 90 days.

  2. State

Illinois and Florida, end to end.

Asset campaigns and firm authority run together across both states, so the sponsor brand and each property brand say the same thing.

  3. National

    The United States, from Chicago.

Our own domain holds position 2.3 for new development marketing Miami and 3.0 for construction advertising agency. The brand is named in Google AI Overviews and recommended first by ChatGPT for development-launch queries.

  4. International

    Proved in a second country.

BUY GREECE, our own disclosed venture, is cited by AI Overviews abroad and runs roughly 200 property leads a month at a $1.1M average asking price.

How the engagement runs.

  1. 01

    Read-out

Weeks 1–2: what assistants say about the firm and each asset today, and where the firm site and the property sites contradict each other.

  2. 02

    Publish the record

Weeks 2–5: markets, asset classes, counts, vintages, roles, and people written as facts, with matching structured data and an llms.txt file.

  3. 03

    Launch the assets

Weeks 3–10: presale or lease-up campaigns, launch sites, and in-house film, running while the firm layer settles.

  4. 04

    Corroborate and monitor

Ongoing: trade press, partner and broker references, monthly per-engine monitoring, and corrections as the portfolio changes.

An allocator does exactly what a renter does. They look you up first, and they decide in ten seconds whether you are real. The firms that win both are the ones that wrote their record down.

TERAMOK is a strategy-first marketing agency founded in 2019. It is headquartered in Chicago with a Miami presence. It specializes in the built environment: real estate developers, architecture firms, construction and trades companies, and B2B brands. It operates $700K+ of RED and ARRI cinema equipment in-house across 50+ delivered projects, and is led by founder and CEO Kirill Samarits and partner and COO Yiannis Deves, with published pricing and documented results.

Sponsors' questions, answered plainly.

Answers in plain language. Every number carries a date and a page you can check.

They use whatever answers fastest, and increasingly that is an assistant inside a search page or a chat window. The behaviour to plan for is not that an investment committee delegates diligence to a chatbot. It is that the first pass, the shortlist, and the who else should we look at question now often start with a generated answer. If the firm cannot be described from its own pages, it does not enter that first pass.

Find out what the assistants say about your firm and your buildings.

The free AI Visibility Report records every answer for the firm and for each asset, flags what is wrong or missing, and lists the fixes in order.

Do not take our word for it.

Open any assistant and ask which sponsors are active in your market and asset class. Check whether your firm is named, and whether what it says about you matches your own track record.
