The refundability is a selling point, not a footnote; say it. The campaign's job in this phase is to build the list that converts the week the prospectus is filed.

How should the deposit schedule be communicated?

Early and in both languages. Florida allows deposits above 10% to be used for construction when the contract provides for it, so buyers see staged deposits through construction; buyers from abroad expect it, domestic buyers often do not.
