Would this line pass in a Los Angeles rental ad?
Tap a line from a draft ad. California is stricter than most states, and one wrong line can stop a campaign or start a complaint.

Unlawful in California since 2020. SB 329 made source of income, including vouchers, a protected category.

Questions LA operators ask
How do you lease up a new apartment building in Los Angeles in 2026?
Start from the pace: remaining units divided by the weeks to stabilization gives the signed leases needed each week, and your tour and close rates turn that into a lead target. Then build the leasing website, film and listings four to six months before the certificate of occupancy, keep every ad inside California's fair housing rules, and report weekly against the pace. In the second quarter of 2026 metro vacancy was 4.52% with 2,837 units absorbed, per Matthews, so demand exists; the contest is between buildings.
Does AB 1482 limit rents in a new Los Angeles building?
Not at first. California's Tenant Protection Act caps annual increases at the lower of 5% plus inflation or 10%, but buildings whose certificate of occupancy was issued within the past 15 years are exempt, and the law is set to sunset on 1 January 2030. A bill to tighten the cap, AB 1157, failed in the Assembly Judiciary Committee in January 2026.
Does the Los Angeles Rent Stabilization Ordinance apply to new construction?
Generally no. The RSO covers rental units first built on or before 1 October 1978; since 2 February 2026 its allowable increase follows 90% of inflation with a 1% floor and 4% ceiling. Newer buildings fall under the city's Just Cause Ordinance, which limits evictions but not rents, and carries its own registration and notice requirements.
Can a Los Angeles rental ad say no Section 8?
No. Since 1 January 2020, California's SB 329 has made source of income, including housing vouchers, a protected category, and the Civil Rights Department treats ads refusing Section 8 as unlawful. Every listing and campaign we write is checked for it.
How much are Los Angeles landlords using concessions?
RealPage reported concessions declining in core urban Los Angeles submarkets in the first quarter of 2026, while across the West region 14.9% of units carried a concession in June 2026, with an average discount of 11.9%. Downtown, where occupancy was 91.6% in the first quarter, uses them most.
