Multifamily marketing agency for Nashville lease-ups
Nashville buildings are leasing, but more than a quarter of stabilized units are discounted to do it. We make the building the first choice before the discount.

Free rent or a campaign: run the math
Concessions are a marketing budget paid in lost rent. Set your building and compare what the weeks free cost with what a lease-up program costs over the same months.
The program costs the same as 1.5 weeks of free rent across the building. Every week of concession it lets you drop is $112K kept.
Program = our published lease-up tier: $9,000 to launch, $6,000 a month, plus recommended media of $7,000 a month paid to the platforms. Arithmetic, not a forecast: what a campaign changes in concessions depends on the building. Sources: Matthews, Nashville Q2 2026; RealPage, June 2026.

Most Nashville lease-ups compete on weeks free because nothing else about the building has been made visible. Give renters a reason to choose it and the concession becomes a closing tool instead of the pitch.Kirill Samarits, Founder and CEO, TERAMOK

Questions Nashville owners and operators ask
How do you lease up a new apartment building in Nashville in 2026?
Start four to six months before the first units deliver: a leasing website with live availability and pricing, film and photography of the building and the neighborhood, listing content, and paid campaigns that build a pre-lease list. At opening, measure cost per tour and cost per signed lease weekly against the pace the loan needs, and use concessions as a tool you price, not a default. In Q2 2026 Nashville absorbed 2,755 units against 1,189 delivered, per Matthews, so demand is there; the competition is for which building renters choose first.
How many concessions are Nashville apartments offering?
In June 2026 more than 25% of stabilized Nashville apartments offered concessions, with an average discount of 14.6%, per RealPage. That is about 7.6 weeks free on a 12-month lease. Listing-site counts run higher: 69% of Nashville rental listings on Realtor.com carried a concession in August 2026.
Is new apartment supply in Nashville still climbing?
No, it is easing. Matthews put trailing 12-month completions at 6,988 units in Q2 2026, against 12,597 delivered in 2024, and vacancy fell to 5.40% from 6.21% in Q1. Still, 11,486 units are under construction, most heavily in Franklin and Brentwood and in Hermitage, Mount Juliet and Lebanon, so buildings opening in 2027 face fewer rivals but still compete locally.
When should lease-up marketing start?
Four to six months before first units deliver. Brand, film and the leasing website need production time, and a pre-lease list compounds over those months, so the building opens with tours already booked rather than starting from zero.
What does lease-up marketing cost with TERAMOK?
Our lease-up tier is $9,000 to launch and $6,000 per month after, with ad spend paid directly to the platforms, ideally $7,000 or more a month. Larger programs run $8,000 to $25,000 per month, a leasing website starts at $25,000 and film at $15,000. Ad spend carries no markup, and the calculator on this page compares the program with your concession budget.
Can apartment ads target renters by age or ZIP code?
No. Housing ads on Meta run in the Special Ad Category, which does not allow targeting by age, gender or ZIP code and uses a minimum 15-mile radius around a location, and the Fair Housing Act bars ads that state a preference based on a protected class. Lease-up campaigns are built on creative, placement and the building's own audiences instead of demographic targeting.
What cost per lead should we expect in Nashville?
We will not quote one until we have run a Nashville campaign. For scale: in its first 28 days, a 44-unit Miami building we market collected 104 leads from roughly $1,000 in ads; 41 were warm, close to $24 apiece.
Is build-to-rent a large part of Nashville's pipeline?
Yes. RealPage counted about 2,800 build-to-rent units under construction in Nashville as of early May 2026, out of about 61,700 nationally. BTR communities lease up like a building spread across a site: model-home tours, phased deliveries and a website that sells the community before the streets are finished.
Do you have Nashville multifamily clients?
Not ones we can publish yet, and we will not imply otherwise. TERAMOK is headquartered in Chicago and serves Nashville nationally, with our crew on site for production; we photographed downtown Nashville ourselves in September 2026. The lease-up results on this page are from Chicago and Miami, dated on the results ledger.
